Roof Leak? What to Do Before Calling a Roofer
Practical first steps for homeowners who discover a roof leak, including documentation, interior protection and contractor questions.
Protect the interior first
Move belongings away from active water, contain dripping water when it is safe to do so, and document visible damage. Do not climb onto a wet, icy, steep or storm-damaged roof.
Document what you see
Photograph interior staining, active leaks and any safely visible exterior damage from the ground. Note when the leak occurs—during wind-driven rain, steady rain, snow melt or another condition.
What a roofer may inspect
The source may not be directly above the interior stain. A roofer may inspect roof coverings, flashing, penetrations, valleys, transitions, drainage and accessible attic areas depending on the home.
Questions for the estimate
Ask whether the proposal addresses the source or only visible damage, what materials will be replaced, how surrounding areas are evaluated, what warranty applies, and whether additional damage could change the scope.
