A practical checklist for comparing contractor proposals across HVAC, roofing, plumbing, electrical and other home services.
1. The problem or project
Make sure each contractor is pricing the same objective. If diagnoses differ, ask each pro to explain the evidence behind the recommendation.
2. Exact scope
Look for labor, materials or equipment, removal, disposal, access, protection, cleanup, permits and exclusions.
3. Allowances and unknowns
Ask what conditions could change the price and how change orders will be documented and approved.
4. Contractor credentials
Verify licensing or registration where applicable, insurance, business identity and any trade-specific requirements relevant to your jurisdiction.
5. Warranty
Separate workmanship coverage from manufacturer coverage and understand exclusions or registration requirements.
6. Schedule and communication
Confirm anticipated timing, who coordinates the job, access needs and how delays or changes are communicated.
7. Payment terms
Understand deposits, progress payments, final payment triggers and accepted payment methods before work starts.
8. Compare value, not just totals
A lower price may reflect a narrower scope. Normalize the proposals before deciding which one actually offers better value.
