Window repair: common problems and next steps
Not every window problem requires replacement. Start by identifying the symptom and which part of the window assembly may be involved.
Common window problems
Symptoms can come from the glass unit, sash, frame, hardware, weatherstripping, sealants or surrounding opening. Correct diagnosis matters before deciding on a repair.
- Difficult opening or closing
- Broken locks, balances or cranks
- Drafts around the sash or frame
- Condensation or fogging between panes
- Cracked glass or damaged screens
- Water staining around the opening
Drafts and failed seals
A draft does not automatically mean the entire window must be replaced. Moisture between panes can indicate insulated-glass seal failure, and some units can be serviced separately.
Water around a window
Water can enter through the window assembly, exterior sealant, flashing, siding or another part of the wall. Repeated intrusion deserves careful evaluation.
